SERVICES

These are only a few types of services we offer.  These are so many out there that I chose to present the popular services. I am always open to different approaches.  If you would like to do things your way, please present this to me and lets see if we can make it work for you.

Cash payment based on the after repair value minus repair costs.

This is the most popular method investors use.  They review what is selling in the area and compare that to the house in question. Once they establish what the house would sell for if it was in mint condition. They review repairs and upgrades needed in order to get the house to the after repair value standard. Usually they take that number time 65-75% and submit the offer to the home owner.  They do this percentage so they can make enough money to pay for closing cost and carrying cost.  The rest would be profit.

Assumptions

This is were the investor takes over the note. Sometimes the investor will provide funds to the seller depending on what was agreed to.  The title is transferred to the investor but the loan remains in the sellers name.  See the bank doesn't care who pay the mortgage.  This note will stay in place until it is paid off or the house is resold.  Many times the investor will resell the house soon after the deal is made.

Owner finance

The owner agrees to finance the house.  An interest rate is agreed to and the title transfer to the investor
